Jerry Jacobs

Jerry founded Timberline District Consulting in 2015, providing a wide range of services to Metropolitan Districts, Homeowners Associations, and Community Authority Boards across Colorado. With over 22 years of experience in development, Jerry leads a dynamic team of District and Community Managers with an extensive portfolio of long term community and commercial client partnerships.

Prior to forming Timberline, Jerry worked with Oakwood Homes for 14 years in various roles including Land Development, Project Management, Land Acquisitions, Community Development, Metro District Management, Assistant Controller and Software Conversion Specialist.

Preceding his employment with Oakwood Homes, Jerry worked at Expanets Telecommunications Company as a Business Unit Controller, Storage Technology as a Business Analyst, and IBM managing governmental contracts for the US Forest Service.

Jerry has a Bachelor of Science in Business Administration with a major in Corporate Finance and a double minor in Accounting and Macro Economics from the University of Colorado at Boulder.

Brittany Barnett

Brittany joined Timberline District Consulting in March of 2018. She started as a Metropolitan District Specialist promoting to her current position as President. Brittany proudly serves our communities on every level of District and Community Management, and in the coaching and development of the Company’s management team, encapsulating our core values. Brittany’s tenure with the Company has allowed her to be involved with all aspects of Timberline District Consulting, including the creation of several new positions to meet the needs of the business and deliver exceptional service to our clients and residents. Brittany’s extensive knowledge of Metropolitan Districts, the Resident Experience, and transparency with Boards, Consultants, Contractors, and Residents fosters excellent communication and working relationships with each company Timberline District Consulting interacts with. Brittany holds a B.S. in Environmental Science and an Associate’s in Anthropology.

Christina Sandoval

As the Vice President, Christina oversees the day-to-day organizational objectives of Timberline District Consulting and works closely with the team, management partners, consultants, and contractors to ensure that the needs of each District are consistently met and any issues that arise are promptly resolved. Christina is responsible for developing and implementing processes and procedures that contribute to the overall success of our business directives.  Prior to joining Timberline District Consulting, Christina worked in a hospital setting where she excelled in a variety of administrative roles while earning her B.S. in Project Management.  Christina brings a wealth of leadership, knowledge and expertise to the Metropolitan District and Community Management industry.

Cristina Madrigal, CMCA

Cristina is a the Director of Business Development and Community Management for Timberline District Consulting and specializes in commercial and residential District development and management. Cristina works with Developers, Builders, residents, commercial tenants and owners, and contractors to ensure the facilitation of operational standards required of Metropolitan Districts. Cristina’s primary functions include the development of managers to emulate the Company’s standards of service, aiding communities in development, the creation/maintenance of Districts’ websites, and the Resident Experience.  Cristina’s portfolio includes commercial, residential, and mixed-use districts. With over 25 years in management, Cristina has a robust repertoire of skills and resources to aid Districts from a multi-faceted perspective. Cristina holds a B.A. in Exercise Science and an Associate’s in Criminal Justice.

Corey Pilato

Corey is a tenured District/Community Manager with a portfolio that includes, Master Planned developments, mixed use, and small-scale Metropolitan Districts. Corey provides communities a turnkey experience by offering a wide range of services, including: website development, collection services, covenant enforcement, and the crafting of board meeting minutes. With over 25 years of Customer Service experience, Corey offers escalated support for her board members, residents, and contractors. Corey is a dynamic team member of Timberline District Consulting, bringing with her over 20 years of full-range Accounting experience and 17 years of Website development expertise.

Traci McDonald

Traci is a tenured District Manager with over 30 years in the industry and has served as Community, Regional, Area, and District Manager for many Special Districts and Communities. She takes pride in maintaining positive and proactive relationships with her Boards and Homeowners. Her background includes: liaising with District Consultants, introducing improvements, and sustaining positive client relationships. She effectively communicates with internal and external stakeholders to establish collaborative working relationships. She designs District plans for creating projects that focus on sustainability and regeneration, while promoting corresponding policies and ensuring compliance with local ordinances and regulations. Traci excels at balancing multiple tasks while providing top-level communication, collaboration, problem-solving, and organizational skills. She has held a Colorado Broker’s license since 1999. Traci graduated Summa Cum Laude in 2012 with a degree in Behavioral Sciences with a minor in Criminal Justice.


Traci has earned her Certified Manager of Community Associations (CMCA®) and Association Management Specialist (AMS®) and is a member of the Southern Colorado Chapter of CAI.

regional landscape manager

Steve Metz

Steve Metz is our Regional Landscape Manager. He has over a decade of experience working in the field and has managed world-renowned Golf Courses and high-end commercial landscaping facilities. He holds an Associate of Applied Science, Golf Course and Athletic Turfgrass Management Degree from Kirkwood College. Steve is classically trained in all cultural practices involving landscape maintenance. Some of Steve’s previous titles include Application Foreman for the PGA Tour at TPC Scottsdale, 2nd Assistant Superintendent at Scottsdale National, Assistant Superintendent Red Rocks Country Club and Account Manager for the very successful Construction and Landscaping Firm, ELCI.

The combination of Steve’s field experience, crew management, level of detail, and industry knowledge paved the path for the creation of his role with Timberline. His industry knowledge and understanding of maintenance services has proven priceless when it comes to coordination and operations with contracted landscaping service providers. He bridges the gap between the community and the service providers, helping to provide great customer service and ensuring all maintenance tasks are performed and meeting the approved annual budget.

Shanda Flores

Shanda joined our company as a District Manager and works with homeowners, residents, and contractors to ensure the efficient management of the Districts. Shanda’s primary functions are District and Community Management, design review processing, and work order management. As part of our District Management team, Shanda has a lengthy background in Community Management, technology utilization/implementation, and customer service. Prior to joining Timberline District Consulting, Shanda was a Community Association Manager with an extensive background in technology management.

Mindy Espinosa

Mindy is an Assistant District Manager with Timberline District Consulting.  She assists the District Manager with overseeing operations of the District to ensure the efficient administration of services. Mindy supports the District Manager in developing policies, budgets, programs, and long-range funding plans for Districts’ and of District assets. She has over a decade of experience in management and customer service that helps her excel in this role.

Desirae Torres

Desirae joined the company as the Lifestyle Director.  She was quickly promoted to Covenant Control Specialist before being elevated to her current role as Community Manager. Desirae manages the covenant control and design review process, and supervises the daily operations of the onsite staff at a master planned community. Desirae’s attention to detail when training her team, delivers exceptional resident, contractor, and consultant experiences in every interaction. With her long tenure in management, Desirae has a robust portfolio of skills to aid Communities and Districts to operate efficiently, while fostering their sense of Community.

Ashley Myers

As an Assistant Community Manager, Ashley Myers is known for her exceptional customer service, winning numerous awards and recognition for her rapport with residents. She has almost 20 years of customer service, management, and compliance experience throughout multiple industries. Ashley focuses on outstanding service and support, facilitating problem resolution, website maintenance, and fostering successful relationships with contractors, consultants, and residents.

Sherrie Lutka

As a Community Manager, Sherrie is known for developing exceptional rapport and creating world class customer service experiences with Residents, Consultants, and Contractors. Sherrie’s long tenure in the construction industry, within her family’s business, gave her a strong foundation in the development of Metropolitan Districts. Sherrie’s keen eye for detail, from her Accounts Payable familiarity, is an asset for the Districts she serves.

Maddie Widom

Madison joined Timberline District Consulting as an Assistant Lifestyle Director. She has since been promoted to Resident Liaison and Facility Coordinator and oversees the day-to-day operations for facilities and pools. As part of the day-to-day operations she works closely with residents to assist with facility rentals, access to the amenities, navigating the community website, and responding to any inquiries or concerns. Prior to joining the company, Madison worked in customer service as technical support for the State of Colorado.
